I'm following up someone I had a conversation with last year. They tell me they're going to wait until the new year to do something. I get back in touch. I don't do small talk like how was your Christmas and how's the year going for you. I mean this is a time for big conversations. Big conversations. Tom Rick Rushton here from XYZ Real Estate. Last time we were chatting it was just in the lead-in to Christmas. You said you were looking at the whole thing again in the leading of Christmas. You said you were looking at the whole thing again in the new year.
Rik Rushton:Knowing that we are now starting the third week of January, is it still your intention to sell in 2025? You say yes. Tom. Are you aware of why the 18th of February is incredibly important? No, that's the date that the Reserve Bank of Australia gives their first decision on interest rates for 2025. Right, all of the media commentary, all the financial analysts, all the economic specialists are suggesting there's a very strong chance that they may move on rates at that first meeting. Right, tom?
Rik Rushton:If rates were to come back, do you think the market would increase in activity or decrease in activity? What do you think? Increase in activity? We agree with you. That's what all our advice is as well. That's what we're finding too, tom, at the moment. If I put your property's parameters into realestatecom domain or any of the portals four bedrooms, two bathrooms, double garage, x square metres block at the moment I can count on one hand how many properties are available. It'd be you and four others. If we wait till the 18th of February and rates are now starting to come back, we expect that five to turn into 15. Your competition will pretty much treble, right, we think the first to move are going to benefit in this market. So when supply is pretty low less than five demand is pretty good. As we've started off in 2025, prices typically go up, tom.
Tom Panos:I've got to tell you, even if you fall asleep for the rest of the day, take that five-minute dialogue because it is timely and it is relevant right now. We've got people coming back. Everyone that's on here. That's in Australia. We do, rick there is a few people from New Zealand on, but the Australians that February 18 date is extremely relevant and I think even the most basic real estate pundit knows you always get a better price selling with less competition than selling with a lot of competition and you could not have said it any better than that. So I would urge everyone on here, when you leave today or tomorrow, whenever you get on your phones and make your phone calls, that is a good call to make to your past appraisals, really good call to make, rick. Federal elections, I mean, I sort of sense every time there's an election, and whether it's federal or state, there is a little bit of apprehensiveness by vendors to be on the market around. That election time isn't it.
Rik Rushton:What are we waiting for versus the benefit of moving now? Let's get strategic around that. What's the benefit of coming now? Supply is low, demand is pretty good. You're going to get a good price. What's the benefit of selling soon?
